A roof comes with two different warranties. We keep them separate so you always know who stands behind what.
The two warranties on your roof
25-year workmanship warranty
Our own written warranty on the labor and installation of a full roof replacement - asphalt shingle, standing-seam metal, or PVC/TPO membrane - for twenty-five years from the date your roof is substantially complete. Repairs, gutters, siding, skylights and other work carry the workmanship term written on your proposal. If something we installed is not right, we come back and make it right. This is our promise, not a manufacturer's.
Manufacturer material warranty
The shingle or membrane manufacturer warrants the materials themselves against defects, on their own terms and length. We install to manufacturer spec so that coverage stays intact.
What the workmanship warranty covers
It covers our labor and workmanship. Manufacturer warranties apply separately to the materials themselves. Coverage runs from the date of substantial completion.
Keeping it in force: one thing we ask
Oregon coast roofs grow moss, lichen and algae, and left alone that organic growth is the single biggest thing that wears a roof out early. So the roof workmanship warranty stays in force as long as the roof gets a moss treatment and cleaning once a year, with a receipt kept for each year (the date, who did it, their CCB number, and what was done).
You do not have to use us. Pacific Peaks or any licensed Oregon roofing contractor can do it, and we are glad to handle it if you would rather not think about it - see our roof and moss cleaning service. And missing a year does not void your warranty outright: coverage is affected only for problems the missed maintenance actually caused or made worse.
It is the maintenance this climate needs anyway. We would rather tell you about it here than have you find it in the paperwork.
If you sell the house
The roof replacement workmanship warranty transfers to the new owner for the rest of the term, with the annual moss-treatment condition attached. Siding and gutter warranties cover you as the owner and do not transfer.
What it does not cover
Damage from misuse, neglect, accidents, alterations, natural disasters, or normal wear and tear, and damage caused by work done by others, is not covered.
How claims work
Warranty claims are made in writing to us within the 25-year workmanship period. Your estimate spells out the workmanship term and exactly what is and is not covered before you sign. The annual moss-treatment condition above is the only string attached, and it is on this page rather than buried in the paperwork - there is no fine print you find out about later.
